Booking Terms and Conditions

This document outlines the terms and conditions that apply to bookings at our property. By confirming a reservation, the guest fully accepts the following conditions:

1. Rate Types and Cancellation Policies

A. Flexible Rate – Bed & Breakfast

Best price guaranteed on our website compared to other online portals.

Booking requires a credit card for guarantee. No prepayment is required.

• Free cancellation up to 7 days before check-in.


• From 7 days before arrival, in case of no-show or early departure, 100% of the stay will be charged.


• After the cancellation deadline, the property will pre-authorize the full amount on the guarantee credit card.


• The stay must be paid at check-in, excluding taxes and additional charges.

Tourist tax: €2.00 per person per night, for a maximum of 5 nights, applicable from age 10.

B. BeSafe Rate Plus – Prepaid Rate with Insurance

100% prepaid rate – includes all services of the standard rate.

Non-refundable booking with included insurance coverage.

• Full payment is required at the time of booking.


• BeSafe Rate Plus insurance coverage includes:
  
  
  
  • Cancellation for any documentable reason (e.g., illness, flight cancellation, revoked leave), with up to 100% refund.
  
  
  • Support during your stay: medical, baggage, theft, roadside assistance.

Tourist tax: €2.00 per person per night, for up to 5 nights, from age 10.

C. Food & Wine Formula – Half Board 2/4

Includes buffet breakfast with selected products and a 4-course dinner with water and coffee.

Service in collaboration with Tenuta La Romana SNC.

• Free cancellation up to 7 days before check-in.


• After this deadline, 100% of the stay will be charged in case of no-show or early departure.


• The property will pre-authorize the full amount on the guarantee credit card.


• Payment due at check-in, excluding taxes and extras.

2. Payment Terms

Rates with credit card guarantee do not require advance payment, unless otherwise specified. Pre-authorizations are not actual charges but temporary holds. The stay must be paid at check-in.

3. Check-in and Check-out

Check-in: available from 2:30 p.m. to 8:30 p.m.

Check-out: by 11:00 a.m.

4. No-show and Early Departure

In case of no-show or early departure, the full amount of the stay will be charged without refund.

5. Booking Modifications

Any changes are subject to availability and may involve rate adjustments. Please contact the property and provide your booking reference.

6. Personal Data and Privacy

All data provided will be processed in accordance with EU Regulation 2016/679 (GDPR) and used exclusively for managing your reservation.

7. Acceptance of Terms

By confirming the booking, the guest declares to have read, understood, and fully accepted these terms and conditions.
