Booking Terms and Conditions 
This document sets out the terms and conditions governing reservations at our property. By making a booking, the guest fully accepts the following:

1. Rate Types and Cancellation Policies
A. Flexible Rate – Bed & Breakfast
Best price guaranteed on our website compared with other online portals.
Reservation with credit card as guarantee; no advance charge.

Free cancellation up to 7 days before check‑in.

From 7 days before arrival, in case of no‑show or early departure, 100 % of the stay will be charged.

After the free‑cancellation deadline, a pre‑authorisation for the full amount will be taken on the guarantee card.

The stay must be paid at check‑in, excluding taxes and extras.

City tax: € 2.00 per person per night (max 5 nights) from age 10.

B. BeSafe Rate Plus – Prepaid Rate with Insurance
100 % prepaid rate – includes all services of the standard rate.
Non‑refundable booking with insurance cover included.

Full charge at the time of booking.

BeSafe Rate Plus insurance cover:

Cancellation for any documentable reason (e.g. illness, cancelled flight, revoked leave) with refund up to 100 %.

Assistance during the stay: medical, baggage, theft, roadside.

Dedicated customer support before, during and after the stay.

Reading the Coverage File before booking is recommended.

City tax: € 2.00 per person per night (max 5 nights) from age 10.

C. Food & Wine Plan – Half Board 2/4
Includes buffet breakfast with selected products and a 4‑course dinner with water and coffee.
Service in cooperation with Tenuta La Romana SNC.

Free cancellation up to 7 days before check‑in.

After that, in case of no‑show or early departure, 100 % of the stay will be charged.

The property will pre‑authorise the full amount on the guarantee credit card.

Payment at check‑in, taxes and extras excluded.

City tax: € 2.00 per person per night (max 5 nights) from age 10.

2. Payment Methods
Rates that require a credit card as guarantee involve no advance charges unless otherwise specified. Pre‑authorisations are not actual charges but temporary holds. The stay will be settled at check‑in.

3. Check‑in and Check‑out
Check‑in: 14:30 – 20:30

Check‑out: by 11:00

4. No‑show and Early Departures
In case of no‑show or early departure, the full amount of the stay will be charged.

5. Booking Changes
Any changes are subject to availability and may entail a rate adjustment. Please contact the property quoting the booking number.

6. Personal Data Processing
Data provided will be processed in accordance with Regulation (EU) 2016/679 (GDPR) and used solely for purposes related to reservation management.

7. Acceptance of Terms
By confirming the booking, the guest declares that they have read, understood and fully accepted these conditions.
